ATUs require a smaller drainfield size than a conventional system, allowing a larger home to be built on a smaller lot.
ATU systems are tempermental with what can go into the system. The homeowner must be aware of what goes down the drains and toilets. Grease, excessive detergents and fabric softners, wipes (even the ones that say septic safe), feminine hygeine products,... can all cause costly repairs to your system.

ATU systems are required, by Florida State code, to be maintained every 6 months for the life of the system. The state can fine you for lack of maintenance. BE SURE THAT THE SEPTIC COMPANY YOU HIRE TO MAINTAIN YOUR SYSTEM IS CERTIFIED IN THE PARTICULAR ATU SYSTEM YOU HAVE. Not all ATU systems are the same. Just because a septic company is a licensed company does not mean they are certified to maintain your system.
The FL Dept. of Health/DEP requires that a homeowner renew their operating permit every 2 years. You will also be required to show proof that you have a maintenance contract with a maintenance entity.
Nobody likes suprises so be sure to educate yourself when looking at buying a home. It is important for you to know what type of septic system is installed for the home. Incorrect maintenance of any system can be VERY costly.
